Position Description

The Maintenance Operations Coordinator I - Braemar Arena & Field is responsible for the custodial maintenance of a four ice sheet complex including the exterior grounds and a domed field facility.

 

Essential Functions

  • Monitors, operates and maintains basic functions of the Arena.
    • Provides work direction to part-time and seasonal employees;
    • Responsible for maintaining equipment necessary to fulfill maintenance duties.
    • Assists or oversees the setting up, cleaning and tearing down of tournaments and/ or special events;
    • Performs general services for public;
    • Repairs or coordinates repair of equipment;
    • Manages vendor relationships;
    • Rotating on call emergency contact.
  • Supports general building operations as necessary.
    • Troubleshoots and problem solves;
    • Answers office phone and assists customers with all Arena programs when office staff is unavailable.
  • Performs other duties as assigned.

    Specialized Duties and Responsibilities (Certain unique duties may be performed by individuals assigned):

    Additional Duties of Building Arena Maintenance:

  • Monitors, operates and maintains basic functions of the Arena.
    • Opens/closes facility at start/end of business day;
    • Weekend and potential holiday building supervisor;
    • Provides work direction to part-time and seasonal employees;
    • Stocks concession area and assists with operations,maintains (supplies) cleanliness to health department standards;
    • Operates and makes minor repairs to ice resurfacing machines and hand operated power equipment;
    • Assists or oversees the setting up, cleaning and tearing down of all tournaments and special events;
    • Performs Arena office duties including maintainingArena records, handling phones;
    • Performs general services for public;
    • Repairs or coordinates repair of concession equipment;
    • Manages vendor relationships;
    • Rotating on call emergency contact.
  • Maintains and sets standards for performance, cleanliness and aesthetics for the complex and exterior grounds.
    • Maintains concession equipment, locker rooms, plumbing fixtures, HVAC and electrical equipment, etc.;
    • Oversees general maintenance of Arena's exterior grounds such as painting, cutting grass, watering flowers and trees, snow removal and field maintenance;
    • Ensures cleaning ofbathrooms,locker rooms and bleachers, includingfixtures, trash and floors;
    • Monitors cleaning supply inventory;
    • Manages waste removal and recycling programs;
    • Cleans and properly sanitizes for vomit, blood, feces, urine and food spills and/or accidents.
    • Provide work direction to Zamboni drivers and part-time staff regarding custodial duties.

      Additional Duties of Ice Arena Maintenance:

  • Maintains four ice rinks, operates and maintains all equipment related to the upkeep of those ice rinks.
    • Operates and maintains refrigeration system;
    • Oversees the operation of all four sheets of ice including:
      • Installs ice as appropriate;
      • Maintains proper ice depth on rink surfaces, communications concerning areas to drivers;
    • Maintains ice blades on three resurfacers;
    • Monitors compressor readings and equipment rooms on a daily basis.
  • Provides work direction to part-time, seasonal or vendor employees in the completion of Arena maintenance tasks.
    • Oversees vendor's preventative maintenance staff;
    • Interviews, selects, trains and oversees arena part-time Zamboni drivers and maintenance staff;
    • Coordinates net movers;
    • Oversees ice conditions and maintenance during high school hockey events.
  • Maintains inventory of all materials and supplies necessary for rink operations and repairs.

    Additional Duties of Mechanical Maintenance:

  • Operates, maintains and repairs all equipment related to the basic functioning for buildings and grounds.
    • Maintains and repairs HVAC units including managing inventory of replacement or repair equipment, filters etc.;
    • Maintains and repairs water softening unitsand inventory of salt and supplies;
    • Maintains and repairs all plumbing related apparatus, including pipes, showers, drinking fountains, bathroom and concession equipment;
    • Maintains and repairs four rink board systems including welding, ordering and replacement of glass, dasher board sheet and kick plate replacement;
    • Maintains and repairs all refrigeration related apparatus, including pipes, valves, condensers, compressors, etc.
    • Maintains and repairs all ice resurfacers;
    • Maintains, repairs or coordinates repair of concession equipment;
    • Maintains equipment, safety, damage and repair logs;
    • Assists on problems occurring in the refrigeration system;
    • Inspects for safety and damage; repairs as needed;
    • Contacts appropriate vendor when necessary to maintain or repair equipment in the absence of skill or proper available equipment to complete task.
  • Performs maintenance on buildings.
    • Performs maintenance and minor repairs to electrical, HVAC and plumbing systems as needed;
    • Performs minor electrical repairs and maintains lamps and ballasts for light fixtures as needed;
    • Performs building related assistance for the public as needed.
  • Manages vendor relations in areas of plumbing, roofing, HVAC, electrical, refrigeration etc.

    Additional Duties of Dome and Field Maintenance:

  • Assists with install and take of dome;
    • Coordinates staffing with City, vendors and contractors;
    • Schedules equipment and staff necessary for successful install and take down;
    • Safely and efficiently operates all equipment.
  • Operates, maintains and repairs all grounds and equipment in accordance with City standards and manufactures recommendations.
    • Performs cleaning and maintenance of the field and dome;
    • Inspects and maintains City equipment used for events;
    • Inspects for safety and damage; repairs as needed;
    • Contacts appropriate vendor when necessary to maintain or repair equipment in the absence of skill or proper available equipment to complete task.

 

Qualifications

Minimum Qualifications:
The job requires a high school diploma or equivalent and a minimum of three years of experience in custodial/building maintenance.  A valid driver's license is required to perform various errands and operate snowplow.

The position also requires proficiency in the operation of ice making equipment including the use of Zambonis and edger's.

Additional proficiencies include knowledge of minor electrical, plumbing and HVAC repair.

A Minnesota special boilers license is required within 90 days of employment.  A Minnesota 2nd class grade C boilers license is required within 15 months of employment.

Desired Qualifications:
Current knowledge of ongoing changes in the ice arena industry, and completion of a two-year Arena Management program or an associate's in applied science in facility maintenance, technical training in building maintenance including HVAC, plumbing and electrical is preferred. Computer literacy is also helpful. Experience providing work direction to staff is desirable.
